Most of what we cover on this blog is sloped, shingled roofs, but plenty of homes and small businesses around here also have a flat or low-slope section — a garage, a porch or sunroom addition, a rear extension, or a commercial building. Those sections need a completely different roofing system, and the two most common options are TPO and torch-down modified bitumen. Here's how they actually compare.
TPO: Single-Ply, Reflective, Longer-Lasting
TPO (thermoplastic polyolefin) is a single-ply membrane, usually white or light-colored, that's heat-welded at the seams rather than torched. It typically lasts 20 to 30 years, and its reflective surface can cut cooling costs noticeably compared to a dark roof, since it bounces back sunlight instead of absorbing it. Installed cost tends to run a bit higher up front, roughly $5 to $10 per square foot, but the longer service life and lower energy bills often even that out over time.
Torch-Down Modified Bitumen: Proven, More Puncture-Resistant
Torch-down modified bitumen is applied in rolls, with the underside heated by an open flame torch to fuse it to the roof deck (other application methods exist, but torch-down is the most common). It typically lasts 15 to 20 years and costs somewhat less to install, around $4 to $8 per square foot. It also tends to hold up better against punctures and foot traffic than a thinner single-ply membrane — a real consideration for a roof deck that doubles as patio or storage space.
The Trade-Offs That Matter Most
Torch-down's installation method is also its biggest downside: an open flame on the roof deck introduces a real fire risk during installation, especially near old, dry decking or combustible materials, which is why it needs to be installed carefully by an experienced crew. TPO avoids that risk entirely since its seams are heat-welded rather than torched. On the other side of the ledger, torch-down's modified bitumen can often be restored with a coating or overlay system down the road, extending its useful life by another 10 to 15 years without a full tear-off, which can make its total cost of ownership more competitive than the upfront price difference suggests.
Which One Is Right for Your Roof?
For most residential additions and smaller flat sections, we lean toward TPO for the combination of lifespan, energy savings, and installation safety. For roofs that see heavy foot traffic or where a lower upfront cost matters more than long-term reflectivity, torch-down modified bitumen is still a solid, proven choice.
